Have you ever had the dream to run and manage your own business? Well this may be just what you have been waiting for. This is the type of business the owners could easily run with part time help. The present owners have all the machines and equipment in tip-top condition as everything is well maintained and cleaned on a regular basis. There should be no surprises.
The business has been in the New Rockford community for years as it started out as a Dairy Queen, well guess what there are no longer those DQ franchise fees to pay, keep that money for yourself.
The schedule that is presently followed by the owners is they Open for business on March 15, and close before Thanksgiving; however the building has recently been renovated and is set up so that it could be open 12 months out of the year. The hours of operation are 11:00-8:00 with summer hours going from 11:00 to 9:30. The business is situated right on US Highway #218 with constant traffic passing by, with Devils Lake being the fishing hotbed in North Dakota there are many travelers heading to the fishing hole who are stopping for a quick treat or meal before they push the boat in the water.
This summer New Rockford is having a large celebration which will bring hundreds of people into the community and everyone likes a treat!
The building has recently had new vinyl siding installed along with insulation and metal soffits, this certainly makes the exterior pretty maintenance free. There is a large paved parking lot as the business sits on a 75 x 140 lot.
The customer serving area has ceramic tile on the main serving area where the customers get waited on, while the dining room has carpet, with a nicely decorated dining area, the maximum seating is for 32, this includes tables as well as booths.
The menu consists of short orders, burgers, fries, sandwiches, soups, tacos, and ice cream treats as well as daily specials. The machines in the serving area include an ice cream machine, slush machine, a cooler that has inserts for the toppings that stay chilled and fresh all the time, there is an ice machine as well as a topping dipping machine with three flavors for those people who like a little more than just a plain cone.
As you head back into the kitchen area, there is a broaster for that famous broasted chicken, there is a stove top grill and oven along with side burners. The charbroiler makes those good tasting charbroiled burgers, there is also a deep fryer for many of the quick items they can prepare for you, never to get the deep frying wrong there is a set of controls that perfectly sets the time for the food you are preparing. There is a sandwich work center with all the ingredients at your fingertips. Just next to that are a set of heated canisters that will keep the cheese warm and ready for those nachos as well as the other one holding warm meat for those tacos.
The owner cleans daily and does weekly maintenance and upkeep on all of the equipment, with this taking place you are always on top of your business which certainly eliminates down time. They employ approximately 10 part time staff members many of which are students who are on a break from school. The owners basically manage the business, while they do all of the bookwork and the majority of the maintenance the help is depended on for much of the day to day operations, this is where a family combination would certainly be able to handle much of this work.
The building has two central air conditioning units, it has a 200 amp electrical service, and is heated with a high efficiency forced air furnace that is about 4 years old and operates on natural gas. There have been a couple of new windows installed as well as insulation and new vinyl siding. The Ansil system is basically new as it was installed three years ago. There are a number of coolers, refrigerators and freezers throughout the building. When looking at the building everything goes with the building for the sale price with the exception of the inventory which fluctuates daily, on the day of closing the new owner could purchase the inventory available. There is a soup warmer that does not belong to the owner however the person who does own it would sell it if the item was needed by the new owner.
