The apartment is owner occupied so the occasionally fix it jobs have certainly had a watchful eye being kept on them. The large 4 unit apartment house sits on a beautiful lot on a private drive just off a frontage road adjoining highway 281. There are large trees that are on the lot which set it apart from any other apartments in the area.
The units are all 2 bedroom which make it very desirable when looking for a tenant as most renters want at a minimum of two bedrooms. The bedrooms are nice size as is the living room. The kitchen is well laid out with windows looking to the back yard. The kitchen in Unit 1 has a built in oven and counter top range while the other units all have free standing ranges. There is a three stall garage with the owner and two tenants having a garage space, the last person to move in is the person who ends up without a garage, when tenants change the person without a garage space would now have access to a garage. One of the garage spaces has a furnace in it. There is also a metal storage shed for other yard and lawn equipment. There are very few apartment units in New Rockford where garage space is available.
At the back of the apartment is a $4500 concrete patio which was recently added and it certainly looks like a great spot to have a cup of coffee with your neighbor.
The heating system is a hot water boiler operated on Natural Gas, the landlord pays the heat while the tenants pay for their own electrical costs.
Unit #4 has just had all of the flooring replaced in it during the winter of 2008-2009; many items have been replaced in the past 6-8 years. If you have been looking for investment property this may be a good one to take a look at. The only reason for it being sold is the owner occupant wants to take a break and not be responsible for the daily operation of the apartment.
