The apartment is owner occupied so the occasionally fix it jobs have certainly had a watchful eye being kept on them.  The large 4 unit apartment house sits on a beautiful lot on a private drive just off a frontage road adjoining highway 281.  There are large trees that are on the lot which set it apart from any other apartments in the area.

There is a common laundry area to be used by all tenants.

There is a three stall garage with the owner and two tenants having a garage space, the last person to move in is the person who ends up without a garage, when tenants change the person without a garage space would now have access to a garage.  One of the garage spaces has a furnace in it.  There is also a metal storage shed for other yard and lawn equipment.  There are very few apartment units in New Rockford where garage space is available.

At the back of the apartment is a $4500 concrete patio which was recently added and it certainly looks like a great spot to have a cup of coffee with your neighbor.

The heating system is a hot water boiler operated on Natural Gas, the landlord pays the heat while the tenants pay for their own electrical costs. 

Unit #4 has just had all of the flooring replaced in it during the winter of 2008-2009; many items have been replaced in the past 6-8 years.  If you have been looking for investment property this may be a good one to take a look at.  The only reason for it being sold is the owner occupant wants to take a break and not be responsible for the daily operation of the apartment.
