Farm for Sale
This 160 acre farmstead a “Hunters Paradise” is located in Griggs County about 3 ½ miles from Jesse, North Dakota, when you’re at the farm you are basically all by yourself as it is very secluded and private. The 908 square foot bungalow was built around 1940 and has one bedroom, there has not been much renovating through the years but it could be yours, it would make a fantastic hunting cabin as there is water on the property for waterfowl, there are grouse and an abundance of whitetail deer, just think your own hunting lodge and wild game preserve.
The home is heated with a free standing oil burner that is generated by fuel oil, the home does have a 200 amp breaker system so the wiring has had some upgrading, the power lines to the property are under ground which certainly is a nice feature. The living room has a larger window looking to the west, makes a great spot to enjoy the beautiful North Dakota sunsets! The home has rural water so never a worry about a bad water supply, there is an older well but the status of it is unknown. There is a large barn that could be used to store your boats and other hunting equipment that may need dry storage. If you want to have a horse or other animals this would be the place for them as well. There will be a 400 International tractor with loader being left for the new owner, this gives you the flexibility to move some snow during the winter months or possibly haul some of those large hay bales for your livestock.
There are a number of trees surrounding the farmstead. It is located approximately 15 miles Northwest of Cooperstown and about 5 miles East of Binford. The cost to heat the home amounts to about $800 a year, while the electricity costs about $70 a month. The 2007 taxes were $678.11.
There are 72 tillable acres that had small grains on this past fall; there are 33 acres of pasture and 54.2 acres of hay ground. There is some water on the property, with this being a great spot for ducks and geese, the water is a natural for that reason. There is an old gravel pit it on the property, the owner is not aware of when the last time gravel was removed from it or even how much is there. The productivity index of the soil has an average PI of 59. If you want a little piece of North Dakota this may be the spot, if you’re a hunter and enjoy the various seasons of hunting such as waterfowl, grouse, maybe an occasional pheasant as well as deer, this may be your hunters haven away from home.
