431 2nd Avenue South
New Rockford, North Dakota

Just like a new home but at old time prices!  This 2 bedroom home has had many updates in the past few years that have certainly added to its life expectancy.  If your needs are a third bedroom, the basement has just the spot for you. This 949 square foot home was built in 1957 with a lot of care, every spot where there was space for storage you will find a door and sure enough there will be storage space.  As you enter the kitchen through the side door near the garage you will find a kitchen with new cabinets that will give you that first impression of being a newer home.  The cabinets were installed new in 2000 and certainly will take care of your needs.  There is a built in dishwasher that is only four years old.  The stove and refrigerator will also stay for you the new buyer; the refrigerator was new two years ago.

As you leave the kitchen you will be in the living room, this room has a beautiful picture window that looks to the large backyard.  This makes a beautiful spot to enjoy the sun, especially on those cool winter days you will have those rays beaming in on you, great spot to take a nap or to just read the morning paper.  The picture window was new in 2006 and is clad in a maintenance free material which certainly makes it attractive and easy to maintain through the years.  There is a built in wall air conditioner that keeps the house real cozy in these hot North Dakota summers.  There is a ceiling fan in the living room to move the air throughout the home.  The carpet in this room was new five years ago.

The two bedrooms are just off the living room and they each have a ceiling fan. The carpet in the bedrooms was replaced about three years ago.  They are large enough to get the big bed set up and still have room to spare.  The bathroom is set off from these two rooms and it just had a new toilet installed in July of 2007 along with new flooring.

The basement has a nice sized family room with two large windows that could be considered egress.  They face to the south which also allows an abundance of light in this room, there is enough light coming in to make you think you are on the ground floor.  There is a room that is presently being used as a sewing room but had at one time been used as another bedroom.  If you need office space it would make a great office if not a bedroom. There is a work bench in the basement so that you can tinker on those little projects.  This is where the laundry is located.

The basement is where the hot water boiler is located; this heating system is run on natural gas as is the water heater.  The basement has two sump pumps.  There is a small kitchenette with a sink and stove.  If you like to can garden products this would make a great spot for that.  I believe years ago the basement may have been used as a rental unit.  There is also a ¾ bath in the basement.  This area is also wired for internet.

The entire main floor interior of the home was painted in 2006.  The exterior had all the windows replaced in 2006, at that time the exterior walls were insulated and covered with new vinyl siding.  The home owner has said they could tell the difference in the winter months as well as during the hot summer days.  With the vinyl siding and new windows the exterior maintenance just about comes to a standstill!  The large two stall garage has a single door with an opener.  The garage is heated with a forced air furnace that is fueled by propane, what a neat place to be able to melt the snow off your cars or just take the chill out of the air during those winter days when you may want to work on a project.

The extra large lot has many trees that provide a great amount of shade for your home or possibly that back yard picnic area. There is a yard shed to store your lawn equipment as well as another older home that is used as a storage spot and could be used as another little work shop.  The electrical lines, telephone and cable television lines were all placed underground this past year when the new siding was installed.

This home is ready to be moved into, there should be nothing to replace or repair as that work has all been completed.
