DRASTIC PRICE REDUCTION

There is a good gravel road just off of the new highway #19 by-pass north of Minnewaukan leading to the farmstead.  There should never be a problem getting to and from this farmstead.  The large farm house sits on a large plateau overlooking the entire area.  The home is a large four square home with approximately 2117 square feet of living space.  The entry to the home is a great place to take off those muddy boots and store your coats and caps, as you go from the entry you enter into the kitchen.  The kitchen is spacious with older cabinets but well kept and very useable, with the window in the kitchen facing to the west you always have plenty of sunshine and there is a bonus, as the beautiful North Dakota sun sets in the west and there is nothing nicer than a North Dakota sunset!

There is a full basement that is concrete and stays dry.  The home has had electric heat installed in recent years; this consists of some coved heaters while others are baseboard.  This certainly allows you to adjust your comfort level in each room.  The basement also has some of the same heat.  There has been a new 200 amp electrical service installed while this was completed the outside lines coming to the home were buried, that certainly is a bonus with no lines to worry about in the yard.  The water meter is located in the basement for the rural water, if you are not familiar with rural water it is like city water piped to the rural residences and has been a luxury for the area farmers and small towns around.  The home still has a well that could be used for watering you’re yard or possibly a large garden area.    There is an enclosed outside entry that will also take you to the basement without having to go through the house.  The home has had steel siding installed as well as additional insulation added to the attic; with the siding you just made the exterior maintenance free.

There is a large 24x32 three stall garage that is insulated and finished, all three doors have there own garage door opener.  Great spot to keep those vehicles as well as that fishing boat!  The garage has vinyl siding and again maintenance free.  On the south side of the home between the garage and the house there is a covered area that would make a ideal spot for a quick summer meal, or even a spot to enjoy a comfortable time while reading the paper.  Just behind the home to the east is a 12x16 metal storage shed with an overhead door, this is a perfect spot to keep all of your yard and garden equipment.  There is an old barn that may have seen its better days; however that would be your choice as everything is repairable.  The trees surrounding the home give it plenty of protection from those North Dakota winds as well as adding privacy and beauty to the entire hilltop.

If you want something that is just a little special from anything else you have ever looked at this is it.  It is private with easy access; there is water all around as well as wildlife for your recreational needs. This home could be your hunting paradise, with Devils Lake being one of the best fishing hot spots in the Midwest you can manage your fishing between hunting seasons.  You could even possibly plant some corn or sunflowers in the tillable land area just to feed the birds and deer.
