St James School Building

This large brick building used to house St James Catholic School. The building has been vacant for a number of years and does need someone to take over and get life back into it! The exterior is still as beautiful as the day it was built. The school is a modern looking brick structure with plenty of space to pursue a business opportunity, the lot it sits on is zoned commercial, which means it could be used for a commercial venture or any other venture less than commercial.
The main floor has approximately 11,150 square feet while the lower level has a partial basement as there is only a crawl space from the boiler room south. The finished basement is is about 4,000 square feet, the lower level or basement ends just to the south of the front entrance.

The flat roof does leak in a couple of areas, however it is a flat tar roof with gravel and is not that bad it was worked on about 15 years ago; the positive thing is that there are dropped ceilings in the rooms with steel beam structure above that area. The furnace room has water in it and that is below grade and should possibly have a sump running, the heating system in this room would need to be replaced, right now there is minimum electrical in the building.

If you're interested in a business venture the exposure would be perfect as it is near US Highway 281 a major highway that runs from Canada to Mexico.
If you are not familiar with New Rockford the property is just north of the Catholic Church which sits right on highway #281 as you come into New Rockford from the North.
