How would you like to live in the heart of the best waterfowl area of the state? We have a 93.29 acre farmstead for sale 15 miles west of Devils Lake and two miles west of Penn right on Highway 2. There are approximately 44.0 acres south of Highway 2 and 49.29 acres north of the highway. The taxes for 2005 was $524.25. There are many trees surrounding the portion of the property that is on the north side of Highway 2. Hunt ducks and geese from your own property, no need to go elsewhere. If you happen to have a couple of horses or other livestock there is a fenced pasture to go with it and a barn with box stalls just waiting for your animals.
The 44.0 acres on the south side of the highway has electricity as well as a 97 feet deep well that was drilled in 1991, there should be plenty of water for your animals. There are a number of ponds with rushes around them on the south parcel, enjoy this for your hunting pleasure. There is presently a barn sitting on this parcel, the plan is to move the barn from the premises.
On the north side of the highway is the farmstead, there is no house on the property as the home was destroyed by fire in 2003, there is electricity on the property and a 130 foot well that was dug in 1997, the well is into an area aquifer, there is a submersible pump. There is a large barn, covered with brown metal siding, the roof was installed in 1995, there is a lean attached to the north side of the barn with a dirt floor, great spot for storing boats and campers. The large barn has a cement floor, there are box-stalls all set up for your horse operation or whatever animals you may have. The box stalls could also be used for separating other type of livestock. This building has been well thought out with plywood walls in the barn, this is generally a safety factor for your animals. There is a water fountain in the pasture. There are five smaller buildings located on the farmstead on the north side of the road and two on the south side of the highway. The barn on the south side of the road is being moved as is the pole barn on the south side of the large barn.
There are beautiful trees and hedges surrounding the north parcel which provides an abundance of privacy, there had previously been a house on this property, but due to elevation guidelines in the Devils Lake area a new residential structure will not be allowed at this time. The elevation is at 1,456 and the District Health Unit guidelines are 1,460. The property is 15 miles from Devils Lake, and two miles west of Penn, and approximately 43 miles from Rugby. There are a number of good hunting lakes only minutes away in the surrounding area. There should not be a problem in getting around during the winter months as the property is located on Highway 2, a four lane highway that runs east and west across North Dakota. Bring that 5th wheel camper in and enjoy the benefits of home while you enjoy the recreational opportunities of the Devils Lake area.
