The owner of the property has re-enrolled the acres in Parcel #1A and Parcel #2 through September 30, 2019 at $30.69 per acre.  The Eddy County Farm Service Agency (FSA) office has indicated the re-enrollment could be dropped if completed before the end of the current contract with a liquidated damage payment.  The liquidated damage payment would be 25% of the rate $32.16 or $8.04 per acre that would be coming out of the program.  If your intent would be to take it out of the program in 2009 this would be a workable condition.

The 40 acres in Tiffany Township at one time had a gravel pit on it; however the present owners have no idea when the last time gravel was taken from it.  The owners will retain all the mineral rights that they presently have on all three parcels.

The area is absolutely beautiful as the channel of the Sheyenne River flows south just to the west of the property as it meanders south it will make a bend about a mile south of the land and begins its journey to the northeast; it seems to basically circle the area.  The river does not adjoin the property.  Along with that a United States Government Wildlife Production Area boarders the property to the south.  There is also some water sitting on the land.  With all of the water in the area this should certainly be a waterfowl haven for that avid hunter as it is part of the Central Flyway.  The upland game birds such as grouse, and pheasants should be a nice treat for you, the whitetail deer are plentiful.  With the river in the area and some brush there could be the possibility of some wild turkeys as well.  As you view the property the rolling hills along the Sheyenne River to the east certainly make you appreciate the slow paced North Dakota Prairie life style.  The land has a few rolling hills.  This could be your own private hunting preserve. 

The locale is a fantastic spot for winter snowmobiling and cross country skiing, only minutes away is some of the best fishing in the Midwest on Devils Lake, this takes place all year long as the winter season on the area lakes turn them into small communities with people setting up shop with the never ending ice house.

If you’re not a hunter and your interest is to enlarge your farming operation this parcel is perfect as the entire 544 acres are all located together.  The only thing separating them is there are 200 acres on the east side of a county road and the other 344 acres are on the west side of the road.  The road allows easy access to the property as there are no trails you have to follow to get to the land.  There is electrical available as the power lines are in the roadside ditch adjacent to section 33.  Possibly a hunting cabin or home could be placed on the property.
