RURAL FARMSTEAD
Country living at its
finest on this 6.40 acre farmstead in Central North Dakota located in Wells
County near the city of Cathay. The
farmstead is very centrally located to the four major cities in North Dakota
being approximately 2+ hours in any direction, the closest cities of Fessenden,
New Rockford and Carrington are all less than 30 minutes. The home is 1 mile from a hard surfaced road (State Highway #30) so there is only a mile of
gravel to travel which is not very common when in a rural setting!
The ranch style home was
built in 1960 with approximately 1348 square feet of living space on the main
floor while the basement is finished with another 1288 square feet of living
area. The home has been kept in
immaculate condition and should certainly be move in ready. Just arrive with
your furniture and you will be ready to go!
The home has an attached 2
stall garage that has been finished with a floor drain and heated with an
electric heater, WOW! The heated garage
has to be a wonderful addition in the winter and with the floor drain it should
stay reasonably dry while the snow melts from under your car during our North Dakota
winters.
As you enter the home through the garage there will be a large open area that will either take you directly into the large laundry/mudroom with plenty of storage space and the washer and dryer which will stay with the home. The laundry room also has a bath that includes a shower with no tub, this is certainly a nice feature especially if you have been out wor More

The home has an attached 2
stall garage that has been finished with a floor drain and heated with an
electric heater, WOW! The heated garage
has to be a wonderful addition in the winter and with the floor drain it should
stay reasonably dry while the snow melts from under your car during our North Dakota
winters.
As you enter the home
through the garage there will be a large open area that will either take you
directly into the large laundry/mudroom with plenty of storage space and the
washer and dryer which will stay with the home.
The laundry room also has a bath that includes a shower with no tub,
this is certainly a nice feature especially if you have been out working in the
yard and need to clean up before tracking through your home.
From the laundry room you
can either go to the finished basement or a couple of steps up into the well
designed kitchen. The kitchen was
renovated in 2003, the cabinets are beautiful with a large pantry to store all
those daily needs while preparing meals.
The kitchen has an eating counter with four (4) built in stools so there
is never a need to be pushing chairs out to sit down, this is a real neat
feature. The kitchen comes complete with
appliances, stove, refrigerator, dishwasher, and microwave. There is lighting above the kitchen cabinets
which certainly is a real touch of class!
It shows up very nice during the daylight hours and outstanding when it
is dark.
The dining area is
directly between the kitchen and the living room. This is possibly where you would be serving
those large holiday or special occasion meals to family and friends. There is a
patio door that leads from the dining area to the front entrance.
The living room has a
couple of eye catchers with a beautiful bay window with finish that glistens in
the sunlight and a custom-made fireplace and entertainment center. The entertainment center has doors that swing
open and the fireplace operates on propane so no mess to clean up after using. The living room is spacious enough for your
furniture needs with the large bay window allowing an abundance of light to
enhance the rooms interior.
There is an extra-large bathroom
with a corner Jacuzzi tub and shower along with a large vanity, stool and
sink. At one time this had been another
bedroom is the reason for being so spacious.
There is also a storage closet in this room with mirrors on the door.
The room that had been the
bathroom has been converted into a dressing room with a vanity and large mirror
with plenty of lights, should be a great spot to use before heading out for the
day.
The main floor has 1
bedroom while the basement or lower level has 3 additional bedrooms however
there are no egress windows. The
basement is a block basement which should not be a real difficult task to
install an egress window if that would be a concern of you, the new home owner.
This lower level also has
a full bath with tub and shower, with the easy access from the back entry this
could be another option when coming in and needing to get cleaned up in a
hurry. There is a very large family room
which could be your special place to watch a football game or possibly just
relax while reading a book. If you enjoy
a daily fitness schedule this could be a great spot for a treadmill or other
exercise equipment.
The furnace is a high
efficiency forced air furnace that operates on propane, the seller owns two
propane tanks (1000/500) by owning the tanks it is the home owners’ option of
who they purchase their propane
from. The home also has a reverse
osmosis system for the water system as well as a water softener. The home’s water is rural water provided by
Central Plains Water District, there are also two outdoor hydrants near two of
the Quonsets. The water heater was new
in 2017. The electrical is a 200-amp
breaker system while there is also a standby generator in the event here should
be a loss of electricity. There is
central air for those hot and muggy summer days. The home has its own private septic.
The exterior has a
beautiful bricked front entry and metal siding, the home has new windows and
doors that were installed during the renovations taking place in 2003.
There are several very
functional out buildings.
34’ x 64’ Shop and Storage
Building with steel siding, there is also an insulted and heated front shop in
this building with the back portion being cold storage, there is a rural water
hydrant next to the front door.
49’ x 96’ Steel Storage
Building with a good concrete floor, this building has a hydraulic overhead
door and another rural water hydrant next to the entrance. This hydrant has a connection that will take
you to the garden area where it supplies water during the growing season, this
line must be blown out during the winter months.
37’ x 61’ Storage Building
with steel siding. There is an elevator
next to this building with a grain dryer that is not hooked up along with a
bagging machine, flax finisher and a number of items needed to have operated as
a farmer’s home elevator, this has not been used since the present owners purchased
the property in 2002.
I f you enjoy peaceful
surroundings and a beautiful setting look no further!! It is difficult to find a rural farmstead and
one that is move in ready, the well manicured yard is surrounded by tall trees
and is very private as well. Take a
chance, take a look, this may be the one!!
